Why Sell FSBO?
Selling your home without a realtor — also called FSBO (For Sale By Owner) — means listing your property directly, managing your own showings, and closing through a licensed title company or attorney. The main benefit is financial: traditional real estate agent commissions typically total 5–6% of the sale price. On a $400,000 home, that's $24,000.
On Buckeye Home Exchange, you pay a flat $1,499 advertising fee to list your property. You handle your own sale. The platform does not represent you as a broker or agent — it is purely an advertising service for property owners.

Step 1: Price Your Home Accurately
Pricing is the single most important decision in FSBO selling. Overpriced homes sit. Underpriced homes leave money on the table.
How to find comparable sales (comps):
- Search Zillow, Redfin, and Realtor.com for sold homes within 0.5 miles in the past 90 days
- Match: similar square footage (±10%), same bed/bath count, similar condition and lot size
- Calculate price-per-square-foot for each comp, then apply to your home
- Consider hiring a licensed appraiser ($300–$500) for a formal market value opinion
💡 Price 1–3% below top comps to generate multiple showings in the first two weeks. Competition often drives the price back up.
Step 2: Prepare and Photograph Your Home
- Deep clean every room, including inside cabinets and closets
- Declutter — remove at least 30% of furniture to make rooms feel larger
- Power wash exterior, driveway, and walkways
- Fresh paint on scuffs and trim
- Shoot on a sunny day with all lights on and blinds open
- Consider a professional photographer ($150–$300) — listings with professional photos sell significantly faster
Step 3: Create Your FSBO Listing
On Buckeye Home Exchange, you create your own listing. You are responsible for the accuracy of all information. The platform provides advertising and software tools — it does not verify listing information or represent you as an agent.
⚠️ Seller Responsibility: You are responsible for verifying property information and complying with all required real estate disclosures and regulations applicable in your state.
Step 4: Market Aggressively
- Facebook Marketplace — highest traffic for local buyers, free to post
- Craigslist Housing — still drives significant traffic in most markets
- Nextdoor — neighbors often know buyers wanting to live nearby
- Yard sign — "For Sale By Owner" with your phone number
- Share your listing URL from Buckeye Home Exchange on all social channels
- Email friends and family — word of mouth sells homes
MLS Note: Listings on Buckeye Home Exchange are not automatically submitted to the MLS. If you want MLS exposure, you can use a separate flat-fee MLS service alongside your Buckeye Home Exchange listing.
Step 5: Handle Showings
- Respond to inquiries within 2–4 hours
- Ask for buyer's name, phone, and proof of pre-approval before showing
- Leave the home during showings — buyers are more candid and relaxed
- Log every showing with contact info and feedback
Step 6: Evaluate and Negotiate Offers
🔴 Legal Notice: We strongly recommend consulting a licensed real estate attorney in your state to review any purchase agreement before signing. Buckeye Home Exchange does not provide legal advice or negotiation assistance.
All offers must be in writing. Evaluate: purchase price, financing type (cash is strongest), earnest money deposit (1–3% is normal), contingencies (financing, inspection, appraisal), and closing timeline.
Step 7: Close Through a Title Company or Attorney
All real estate transactions close through a licensed title company or real estate attorney. In some states (CT, DE, GA, MA, NY, SC, WV), an attorney is legally required. Contact a local title company early in the process to discuss costs and timelines.
Buckeye Home Exchange does not participate in closings. The platform's role ends at connecting your listing with buyers through its advertising service.
Frequently Asked Questions
Do I need a realtor to sell my home? No. Property owners can legally sell their own homes in all 50 states. You do need a licensed title company or attorney to handle the closing.
Is FSBO harder than using an agent? It requires more effort from you — pricing, marketing, showings, and paperwork — but the financial savings are substantial for motivated sellers.
Will buyers lowball me without an agent? FSBO homes often sell at or near asking price because buyers know you're saving on commission and may be more flexible. A well-priced, well-marketed FSBO attracts serious buyers.
Do I have to offer a buyer's agent commission? No. Following the 2024 NAR settlement, offering a Buyer Agent Commission (BAC) is entirely optional. Many FSBO sellers offer 2–3% to attract agent-represented buyers, others offer 0%.
