About the Platform

Is Buckeye Home Exchange a real estate brokerage? +
No. We are a listing and advertising platform only. We are not a licensed real estate brokerage and do not represent buyers or sellers in transactions. All real estate transactions occur directly between buyers and sellers through licensed title companies and, where appropriate, attorneys.
Is my home listed on the MLS? +
No. Buckeye Home Exchange is a private FSBO listing platform. We do not submit listings to the MLS (Multiple Listing Service). Your listing is searchable and visible on our platform and through search engines, but not through Realtor.com or Zillow via MLS syndication.
What states do you serve? +
Currently we serve Ohio only. We may expand to additional states in the future.

Pricing & Payment

What does the $1,499 fee cover? +
The $1,499 one-time fee covers: a public listing page with photo gallery, seller dashboard, AI description generator, buyer contact form, step-by-step guides, and listing visibility until your home sells. There are no monthly fees or renewal charges.
Is the fee refundable? +
The $1,499 listing fee is non-refundable once your listing has been created and published. If you pay but do not create a listing within 48 hours, contact us to discuss options.
Do I pay a percentage when I sell? +
No. We only charge the $1,499 upfront listing fee. We take no percentage of your sale price whatsoever.

Listings

How long will my listing stay active? +
Your listing stays active until you mark it sold, deactivate it, or it violates our terms of service. There's no time limit.
Can I edit my listing after publishing? +
Yes. You can update your price, description, buyer's agent commission, and status at any time from your seller dashboard.
How many photos can I upload? +
Up to 20 photos per listing. Maximum 10MB each. We recommend JPG format.
How long until my listing goes live? +
Our team reviews new listings before publishing. This typically takes a few hours, up to 24 hours on weekends.

The Transaction

Do I need a real estate attorney? +
While not legally required in Ohio, we strongly recommend using a real estate attorney to draft or review your purchase agreement. This typically costs $200–$500 and can protect you from costly mistakes.
Do I need title insurance? +
Lenders typically require lender's title insurance. Owner's title insurance is optional but recommended — it protects you if title disputes arise after closing.
Should I offer a buyer's agent commission? +
It's entirely your choice. Offering a buyer's agent commission (typically 2–3%) can attract more buyers who are working with agents. You can set your BAC on your listing and change it anytime.
